| Although you may have already agreed to purchase
a property through our agency, it may well be that you as yet
have not commenced marketing your existing property and if this
is in the Porthcawl, Cornelly, Kenfig Hill area we would be
only too pleased to act on your behalf.
We would initially carryout a market valuation to advise
you as to the correct likely selling price that you will achieve,
and this we undertake without any obligation, and free of
charge.
We would make an appointment to call at your convenience,
and with our knowledge of sales of similar properties which
have currently been sold, we will be in a position to give
you a realistic guide as to the likely sale price you will
eventually achieve, also we would discuss with you the likely
price that the property should be offered on the market for
sale.
The market valuation will be confirmed in writing, and if
you decide you wish to instruct us to proceed to offer your
property for sale, a convenient appointment would be made
for us to return to the property to prepare our for sale particulars.
Before you can place your property on the market for sale, you now need a
HIP (Home Information Pack). This can be arranged through your solicitor or local
surveyor. Once you decide to instruct us as your agents, you will need to provide
us with photographic proof of identity, and proof of address, this applies to all
persons listed on the Deeds of the property.
Our standard commission rate for sole agency is 1.5% plus VAT, at the current rate of 15%, with a minimum fee of £1,000 plus VAT.
Our fee includes advertising in the Bridgend & District
Property News, together with the erection of a for sale board.
Should you decide to withdraw your property from the market
or sell your property through another agent, there will be an administration
charge of £50.00. All prospective purchasers would normally
be accompanied to your property, however if it is more convenient,
we would be pleased to hold a key so we could gain
easy access.
