We would initially carryout a market valuation to advise
you as to the correct likely selling price that you will achieve,
and this we undertake without any obligation, and free of
charge.
We would make an appointment to call at your convenience,
and with our knowledge of sales of similar properties which
have currently been sold, we will be in a position to give
you a realistic guide as to the likely sale price you will
eventually achieve, also we would discuss with you the likely
price that the property should be offered on the market for
sale.
The market valuation will be confirmed in writing, and if
you decide you wish to instruct us to proceed to offer your
property for sale, a convenient appointment would be made
for us to return to the property to prepare our for sale particulars.
Our standard commission rate for sole agency is 1.0% plus
V .A. T .at the current rate of 17.5%, on a strictly no sale
no fee basis, with a minimum fee of £l,OOO plus V.A.T.
Our fee includes advertising in the Bridgend & District
Property News, together with the erection of a for sale board.
Executive properties are included in a quality magazine
produced by the Guild of Professional Estate Agents, inclusion
in the Guilds magazine is included in our normal standard
commission rate.
Should you decide to withdraw the property from the market
or sell your property through another agency, there is no
charge for our service. All prospective purchasers would normally
be accompanied to your property, however if it is more convenient
we would be pleased to hold a key so we would be able to gain
easy access
