Immediately your offer has been accepted, and the sale has been confirmed you will need to instruct a solicitor.

We are happy to make an introduction to a local solicitor who would speedily deal with the transaction at a competitive fee.

Immediately your sale has been confirmed, they would contact the Vendors solicitors who would forward a contract to your solicitors. Your solicitors will require to obtain from the Vendors solicitors a list of fixtures and fittings that are to be left at the property you are to purchase, and are to be included in the sale, and also any details of planning consents, disputes or rights of way.

Immediately your solicitor has received confirmation either from a bank or building society if the sale is subject to a mortgage, also that your solicitor is happy with the local searches, and pre-contract enquiries, you will then be asked to enter into a signed contract.

 

The contract you will sign will be legally binding upon exchange, and at that time your solicitors will ask you to make payment of a non-refundable deposit of 5% or 10%, and will also at that time fix a date for completion.

Upon exchange of contracts you will be responsible for the insurance of the property you are purchasing.
Upon payment of the purchase moneys by your solicitors to the purchasers solicitors and completion has taken place, keys can be released and arrangements can then be made for you to take up occupation.
